The Project
Historic brick churches across Chicagoland share a common problem — they were built to last, and for decades they do. But mortar doesn't last forever. When a Chicagoland church began noticing water intrusion and visibly deteriorated mortar joints on their 80-year-old brick façade, they called Emerald Masonry for a full assessment.
What we found was a classic case of deferred maintenance. Decades of Chicago freeze-thaw cycles had opened mortar joints across multiple elevations, creating a direct path for water into the building envelope. The longer it sat, the worse it would get.
What We Found
Our on-site assessment identified deterioration across three key areas of the church façade:
- South and west elevations: Mortar had receded significantly in places — well past the point where surface patching would hold
- Window surrounds: Cracked and spalling mortar at every header, allowing water to track directly into the wall
- Parapet wall: Open joints and deteriorated cap bricks allowing water to pool and penetrate at the most vulnerable point of the building
Two previous contractors had patched over the failing mortar without addressing the underlying deterioration. Patches don't solve the problem — they hide it until the next freeze-thaw cycle opens it back up.
Our Approach
Before any work began, we developed a dedicated project schedule with the church administration so they could plan services and events around our work. For an active congregation, that kind of communication isn't optional — it's part of the job.
Work was staged across two phases to minimize disruption. All failing mortar was ground out completely using angle grinders and oscillating tools — no shortcuts, no skim coats over soft joints. We matched the original mortar color and composition as closely as possible, preserving the historic character of the building while meeting current standards for water resistance.
The Result
The restoration was completed across two phases. The church now has a watertight building envelope, restored structural integrity at the parapet, and mortar joints that should last decades with routine maintenance — not another emergency call in five years.
The difference between a proper tuckpointing job and a patch job shows up the following winter. This one was done right.

Church masonry presents unique challenges that most commercial contractors aren't equipped to handle:
