This is not a knock on new-construction masons. The trade is demanding and they are very good at it. Laying a plumb, level, tolerance-accurate wall at production speed is real skill that restoration work does not require.
But it is a different job, and the difference is not effort. It is what the work is optimized for.

The One Rule That Separates Them
A masonry wall is designed so the mortar is softer than the brick it holds. Mortar is the sacrificial layer — it absorbs movement and moisture stress and wears out first, because replacing mortar is cheap and replacing century-old brick is not.
Modern construction satisfies that rule easily: dense machine-made brick with Type N or Type S mortar. The relationship is correct by default, which is why a new-construction mason can use the same mix on nearly every job and never see a problem.
Pre-1930 masonry inverts the arithmetic. Soft, low-fired brick — including enormous quantities of Chicago common brick — with lime-rich mortar. Apply the standard modern mix and the joints become the strongest element in the wall. Every freeze-thaw cycle then drives stress into the brick faces instead of the joints, and three to eight winters later they begin popping off.
Those faces do not come back. That is the difference, stated plainly: on an old house, using the default answer is not a shortcut — it is destruction on a delay.
What Restoration Technique Actually Involves
Beyond mortar, five practices distinguish the work.
Mortar analysis and formulation. Determining the original's hardness, binder and sand, then blending to match — often a Type O or custom lime mix rather than anything off a pallet. Judged on cured samples, since mortar dries lighter than it finishes.
Hand joint preparation. Power grinding is efficient and correct on modern masonry. On soft brick it permanently widens joints and chews the arrises, so joints are raked by hand. A crew that arrives at a greystone with only a grinder is the wrong crew.
Salvaged unit sourcing. Pre-1940 brick is largely no longer manufactured. Matching means relationships with salvage yards and matching on absorption and hardness, not just color and size.
Unit-by-unit decisions. Patch, dutchman insert, repin, or replace — chosen per stone or per brick rather than applied across the board.
Knowing what not to do. No sandblasting. No high-pressure washing. No paint or film-forming sealers on absorbent masonry. Every one of those permanently increases how much water the wall takes on.
Does Your House Need One?
A rough rule.
Restoration technique matters:
- Pre-1930 masonry of any kind.
- Visibly soft or handmade brick.
- Greystones, and any building with carved limestone.
- Landmark or historic-district properties.
- Any wall where a previous repair caused spalling.
- Churches and older institutional buildings.
- Exposed Chicago common brick on side walls, rear elevations, coach houses and party walls.
Standard technique is fine:
- Post-war brick veneer.
- Modern construction.
- Concrete block.
- Most 1950s-onward chimneys and walls.
Match the mason to the masonry, not to the job title. A 1962 ranch does not need restoration technique, and paying for it is not a virtue.
How to Tell Who You Are Talking To
Six questions. The answers sort it immediately.
- What mortar are you proposing, and why that one for this wall?
- How did you determine what the original mortar was?
- Will you grind or hand-rake, and how did you decide?
- If brick needs replacing, where will the match come from?
- What joint profile will you tool to?
- Will you do a test patch and let it cure before we commit?
A restoration mason answers these specifically and will have asked about your build era before you finished describing the problem. Someone who gives the same answer regardless of the house has told you what you need to know — and that is fine, if your house is the kind that answer suits.
Warning Signs of the Wrong Fit on an Old Wall
- A single mortar mix proposed for every job.
- No question about the age of the building.
- Power grinding proposed on visibly soft brick.
- Sandblasting or high-pressure washing suggested for cleaning.
- Sealing proposed instead of repointing.
- New brick offered as a match for pre-1940 masonry without discussion of salvage.
- No test patch offered.
- Speed presented as the main advantage.
That last one is worth sitting with. On new construction, fast is good. On a century-old wall, fast is usually a symptom.
Where the Two Overlap
The distinction is real, but it is not a wall between two species of tradesman, and it would be misleading to present it that way.
Plenty of excellent restoration masons started in new construction, and the fundamentals transfer completely — reading a wall, laying to line, striking a joint, working safely at height. What gets added is a different set of judgments: analyze before you specify, match before you build, and remove as little original material as the repair allows.
Many firms genuinely do both, and do both well. A crew that lays new veneer on Monday and repoints an 1890s greystone on Thursday is perfectly plausible — provided they actually change approach between the two, which is the whole question.
The relevant test is not background. It is behavior on your specific wall.
- Did they ask what era the building is before proposing anything?
- Did they examine the existing mortar rather than assume?
- Did the proposed mix change based on what they found?
- Do they own or have access to a grinder and hand tools, and can they say when they use each?
- Do they have salvage sources, or does "we'll match it" mean a trip to the supply house?
A firm that does both well will answer those without hesitation. A firm that only does new construction will find the questions slightly odd — not because they are careless, but because on their normal work those decisions are already made by the specification.
There is also a genuine overlap in the other direction worth acknowledging. Some restoration situations call for new-construction skills — rebuilding a collapsed section, laying a new chimney above the roofline, building a replacement wall behind a salvaged facade. Restoration is not always delicate hand work, and a firm that cannot lay a fast, plumb, structurally sound wall is not fully equipped either.
The best outcome on an older building is a contractor who has both modes and knows which one the wall in front of them requires. That is what to hire for, and it is why the six questions above beat any label.
What It Costs, Honestly
Restoration work is more expensive per square foot, and it should be. Hand-raking is slower than grinding. Custom mortar takes formulation and test batching. Salvage sourcing takes time and sometimes delays a start. Unit-by-unit decisions cannot be made from a truck.
But the comparison that matters is not restoration versus standard repointing. It is restoration versus standard repointing plus the brick replacement it causes. A mismatched repair on soft masonry converts a maintenance item into permanent loss of original units — and then you pay for the correct repair anyway.
Cost drivers: scope and elevations, hand work required, mortar matching complexity, height and access, salvage sourcing, undoing prior bad repairs, and any historic review.
Chicagoland Context
This distinction matters more here than in most markets, for two reasons.
The housing stock. Chicago and the older suburbs hold an extraordinary concentration of pre-1940 masonry — brick bungalows, two-flats, three-flats, greystones, worker cottages, courtyard buildings, plus the churches and institutional buildings built alongside them. Soft brick and lime mortar, everywhere.
The climate. Dozens of freeze-thaw crossings each winter, with no lake buffer across most of the suburbs. A mortar mismatch that might take fifteen years to show in a mild climate shows here in five.
Together they explain something you can see on almost any older Chicago block: walls visibly damaged by their own repairs. A band of spalling that corresponds exactly to where somebody repointed a decade ago.
What Good Restoration Work Looks Like Afterward
A short calibration, because "it looks fine" is not the same as "it was done right."
You should struggle to find the repair. Coursing continues, joint widths match, the profile is tooled the same, and any color difference is fresh-mortar pale rather than wrong-hue gray. Give it a season and the pale narrows considerably.
The brick should be untouched. No chipped arrises, no widened joints, no grinder scoring across the faces. Damage to the units during joint preparation is the clearest sign of the wrong technique on soft masonry.
And the wall should still be sound in five winters. That is the real test, and it is the one a mismatched mortar fails — a band of spalling appearing exactly where the work was done.
