This is not a criticism of home inspectors. The job they do is genuinely hard — roof, electrical, plumbing, HVAC, structure, appliances, grading, all in a few hours, for a client who needs it before a contingency expires.
Masonry gets a paragraph and a photo. That is the correct allocation for a whole-house inspection. It is just not a masonry diagnosis, and treating it as one is how buyers end up surprised.
Where the Two Overlap
To be fair about it, a competent inspector will catch and report:
- Visible cracking, including step cracks and cracks over openings.
- Spalling and deteriorated brick faces.
- Obviously deteriorated or missing mortar.
- Efflorescence and staining.
- A visibly leaning chimney or bulging wall.
- Grading and downspout problems.
- Debris at the base of a wall.
That is a real screen and it is worth having. It tells you something is wrong. It does not tell you what it will cost.
The Four Diagnostic Gaps
1. Mortar hardness — the one that changes everything
A masonry wall is designed so the mortar is softer than the brick it holds. Mortar is the sacrificial layer, absorbing movement and moisture stress so the brick does not, because replacing mortar is cheap and replacing century-old brick is not.
An inspector notes "mortar joints show wear." A mason presses a screwdriver into the joint and learns how soft the mortar is, how soft the brick is, and therefore what mix the repair requires — a lime blend or Type O on soft pre-1930 brick, Type N on post-war, Type S where conditions warrant.
Get that wrong and the repair destroys the wall. Hard mortar on soft brick inverts the relationship, drives freeze-thaw stress into the faces, and spalls them within three to eight winters.
Nothing in an inspection report addresses this, and it is the single most consequential technical decision in the job.
2. How deep the failure actually goes
"Mortar joints show wear" covers two very different jobs.
Surface recession — joints raked back a fraction of an inch, sound mortar behind. Straightforward repointing.
Deep failure — joints deteriorated through their depth, sometimes with voids behind, sometimes with the inner wythe involved on solid masonry. Substantially more work per square foot.
They look nearly identical from the sidewalk. A mason finds out by probing.
3. Whether a prior repair caused the damage
This one is invisible unless you know the signature.
A band of spalling that corresponds exactly to where somebody repointed a decade ago means the mortar used was too hard for the brick. So does hard gray mortar standing proud of softer, warmer-toned original masonry, or joints noticeably wider than the originals from aggressive grinding.
An inspector sees spalled brick and reports spalled brick. A mason sees spalled brick with a straight upper boundary matching a repair line and knows the cause, which changes the scope — because that mortar may need removing before the new work goes in.
4. Where the water is actually going
Masonry damage is a water problem wearing a masonry costume, and the damage is downstream of the source.
A mason reads the pattern backward: a vertical stripe of damage means a gutter seam above; damage directly under a window means a failed sill; the bottom three courses mean splash and salt at grade; orange staining above an opening means a corroding steel lintel; a whole shaded elevation means slow drying.
The report says where the damage is. The assessment says why, which determines whether the repair holds.
What Else Gets Missed
The chimney top. Crown cracking, flashing condition and the state of the upper courses are genuinely invisible from grade. Most inspections observe the chimney from the ground or a ladder at the eave. A masonry assessment gets eyes on the top of the stack — and the chimney is almost always the fastest-failing masonry on any building.
Weep holes on veneer. Small openings in the bottom course that drain the cavity behind brick veneer. Blocked weeps convert a drained wall into one that holds water, and they are overlooked constantly because they look like missing mortar.
Missing through-wall flashing. Whether a lintel or a parapet has anything directing water back out of the wall. Invisible, and decisive for how long a repair lasts.
Solid masonry vs. veneer. Which one you have changes the entire repair approach — and it is determined by reading the bond pattern and window reveals, not by looking at the surface.
Ties and embedded steel. Corroding inside the wall, unseeable, and what turns a maintenance bill into a structural one.
How the Two Fit Together in a Purchase
The practical sequence, for anyone in a transaction.
The inspection comes first and does its job: surveying everything and flagging what deserves a closer look. If masonry is not flagged and the house is post-war veneer in visibly sound condition, that may genuinely be the end of it.
If masonry is flagged — or the house is pre-1930 brick — the assessment follows, and it should happen inside the contingency window. That timing is the whole point: an inspection note saying "recommend evaluation by a qualified contractor" is not negotiable, because it has no number attached. A written scope is.
What changes at the table is specificity. "Mortar joints show wear, recommend evaluation" invites a seller to shrug. A written scope naming three elevations, a chimney crown, two lintels and the mortar type required is a document both sides can work from — and sellers routinely credit against it rather than argue with it.
What it also changes is your own decision. Plenty of buyers walk away from a masonry note out of uncertainty, and plenty overpay for a house whose masonry is genuinely fine. Both are avoidable with an hour of somebody's time.
The order matters and the window is short. Get the assessment booked when the inspection report lands, not after the contingency expires.
What This Is Not
To be fair to a profession that gets unfairly criticized: none of this is a knock on home inspectors. A general inspection covers roof, structure, electrical, plumbing, HVAC, grading, insulation and appliances in a few hours. That breadth is the product, and it is genuinely valuable — it is what catches the panel, the water heater and the failing roof in a single visit.
What breadth cannot include is a masonry-specific evaluation of mortar hardness relative to unit hardness on a hundred-year-old wall, because that is a trade judgment built on years of working the material. A good inspector knows this, which is why the report says "recommend evaluation by a qualified contractor." That sentence is the system working correctly.
The failure is not the inspector writing it. It is the buyer treating it as boilerplate.
What to Ask For in Writing
Whether you are buying or you already own the building, the assessment should produce a document, not a conversation. It should state:
- Which elevations and elements were examined, and which were not reachable.
- The mortar type recommended and why — including how the existing mortar was evaluated.
- Joint preparation depth and method — grind or hand-rake, and the reasoning.
- Brick or stone sourcing if units need replacing.
- What is being done about the water, named specifically.
- A priority ranking — urgent, this season, can wait, cosmetic.
- Photographs of everything cited, including whatever you cannot see from the ground.
A free look that produces nothing written is not much better than a guess. The document is the product.

When to Get One
- The inspection flagged masonry and you need a number before a contingency expires.
- The house is pre-1930 brick, where the mortar question is decisive.
- You see rust staining, spalling, or a band of damage matching an old repair.
- You are planning exterior work and need to sequence trades.
- You own a building and want the envelope on a maintenance cycle rather than reacting to leaks.
- A contractor gave you a number and you want to know what it actually covers.
Chicagoland Context
This gap matters more here than in newer markets, for two reasons.
The housing stock is old and soft. Chicago and the older suburbs hold an enormous concentration of pre-1940 masonry — brick bungalows, two-flats, three-flats, greystones, worker cottages — laid with lime mortar and soft brick, including large quantities of absorbent Chicago common brick. On that stock, mortar hardness is not a detail. It is the whole job.
The climate is unforgiving. Dozens of freeze-thaw crossings each winter with no lake buffer across most of the suburbs. A mortar mismatch that might take fifteen years to show elsewhere shows here in five.
Together they mean the four gaps above are not academic — they are the difference between a repair that lasts thirty years and one that has to be redone.

Get the home inspection. It is the right tool for surveying a whole house, and a good inspector will point you at the masonry if the masonry deserves pointing at.
Then, if it does, get somebody to touch the mortar. Ten seconds with a screwdriver tells you more about what your repair will cost than any amount of photographs from the sidewalk — and it is the one thing a whole-house inspection was never structured to do.
