Chimney Repair in Mokena, IL — Crown, Flashing, and Full Chimney Rebuilds

A leaking or deteriorating chimney is one of the more deceptive maintenance problems a Mokena homeowner faces — interior damage appears long after the exterior problem started. Emerald Masonry LLC performs the full range of chimney repair work, from mortar joint repointing and crown repairs to partial and full chimney rebuilds, serving Mokena and Will County residential and commercial properties.

Repaired and repointed brick chimney on a residential home in Mokena Illinois Will County

Most chimney problems don't announce themselves right away. A homeowner notices a water stain on the ceiling near the fireplace after a heavy rain. By the time that stain appears, water has been getting into the chimney assembly for weeks or months — soaking the brick, saturating the mortar, potentially rotting roof deck or framing around the chimney penetration. The chimney itself may have been showing visible deterioration for years already.

Mokena's residential neighborhoods — particularly the subdivisions built between the late 1970s and 1990s — have a significant number of brick chimneys that are now 30 to 50 years old. That's the age range when chimney maintenance becomes urgent. The original crowns crack. The flashing fails. The mortar joints at the top of the stack — most exposed to weather — begin to recede.

Emerald Masonry LLC has been repairing Chicagoland chimneys for over 40 years. We assess the full chimney system, not just the visible symptom.

The Components That Fail First

The crown. The concrete cap at the top of the chimney protects the brick below from direct water intrusion. Crowns are typically the first thing to fail — they crack under thermal expansion, and once cracked, every freeze-thaw cycle opens them wider. A failed crown should be repaired or rebuilt before water damage migrates down the stack.

The mortar joints at the top courses. The upper 2 to 4 feet of any chimney take disproportionate weather abuse — direct rain, no protective overhang, and maximum freeze-thaw exposure. Joint failure here is common and needs proper tuckpointing, not surface patching.

The flashing. Metal flashing at the chimney-roof intersection is the most common source of chimney leaks. Flashing fails at the step joints along the sides of the chimney and at the back-pan counter-flashing. Many Mokena homes have original 1980s-era flashing that has long exceeded its service life.

The brick face. Spalling at the chimney stack is a sign that water has been penetrating the brick and freezing. Once brick starts spalling, the exposed interior is even more vulnerable to subsequent cycles.

What Each Repair Involves

Crown repair or replacement. Small cracks can be sealed with a flexible elastomeric crown coat if structural integrity is sound. Crowns that have cracked through, heaved, or disintegrated need to be removed and rebuilt. We form a proper overhang crown — not a flat cap — with a drip edge that throws water away from the brick below.

Tuckpointing. We grind out deteriorated mortar joints to a minimum 3/4-inch depth and pack with properly proportioned new mortar. For chimneys, we typically use a Type S mix — durable enough for high-exposure conditions while compatible with the original brick. Learn more about our tuckpointing services.

Brick replacement. Individual spalled or cracked bricks are removed and replaced with matching material. For Mokena-area homes built in the 1980s, face brick is often a standard modular size that can be matched from current manufacturers.

Partial rebuilds. When the top section of a chimney has deteriorated past the point of repair — usually when structural mortar has failed, brick has displaced, or the stack has moved out of plumb — we tear down from the failure point and rebuild from there.

Full chimney rebuilds. When a chimney has failed throughout its height — from decades of deferred maintenance, a lightning strike, or settlement — full demolition and rebuild from the roofline is the correct approach.

Signs Your Mokena Chimney Needs Attention

Walk around the base of the chimney and inspect from the ground (binoculars help):

Any of these warrants a closer look. We offer free on-site estimates — our crew will get a close-up inspection rather than guessing from the ground.

Cold Weather and Chimney Repair

Chimney repairs need conditions where mortar can cure properly — above freezing for the first 48 hours. The practical season in Mokena runs roughly April through November. If your chimney fails during winter, we can do emergency stabilization — securing loose brick, applying temporary crown protection — and schedule full repair for spring.

Don't leave a failed chimney unprotected over a Chicagoland winter; freeze-thaw cycling will accelerate the deterioration substantially.

Frequently Asked Questions

Can I use my fireplace if the chimney needs tuckpointing?

It depends on severity. Minor mortar joint deterioration at the exterior doesn't necessarily make the firebox unsafe, but significant structural deterioration at the crown or upper stack — or any sign of interior liner damage — means you should have the chimney inspected by a certified chimney sweep before use. We assess the masonry; chimney sweeps assess the flue and liner. Both matter for safe operation.

How long does a chimney rebuild take?

A partial rebuild on a standard residential chimney typically takes one to two days. A full rebuild from the roofline takes two to four days depending on stack height and complexity. Full rebuilds require scaffolding or man-lift access, which adds setup time.

My crown looks okay from the ground but I'm still getting leaks. What else could it be?

Flashing is the most common culprit. The step flashing along the sides of the chimney and the counter-flashing sealed against the brick are prone to failure on chimneys 20+ years old. Another possibility is porous brick face — older brick that has absorbed water can let moisture migrate through the wall even without obvious cracks. We assess all of these on a site visit.
