The Uncomfortable Truth About Brick Damage

Homeowners tend to describe masonry failure as something the weather did to them. It rarely is.

Weather delivers water to every house in Chicagoland in roughly equal measure. What differs from house to house — and it differs enormously — is what happens to that water in the thirty seconds after it lands. Does it get collected and carried away from the building, or does it get delivered directly to the masonry and held there?

That single difference explains most of what we see in the field: why one house on a block is failing and the identical house next door is not, why the damage on a given wall clusters in specific places instead of spreading evenly, and why some tuckpointing lasts thirty years while other tuckpointing on the same street fails in five.

Water management is masonry maintenance. It is also the cheapest masonry work you will ever do, because most of it costs nothing but attention.

How Water Actually Destroys Masonry

Brick, mortar and stone are porous. They absorb water and move it through their pore structure by capillary action, the same way a sponge does. That is normal, and a healthy wall handles it by drying out between wettings.

Damage happens when the wall cannot dry — when it is being rewetted faster than it can release moisture. Three mechanisms then go to work.

Freeze-thaw. Water in the pore structure freezes and expands roughly nine percent, with nowhere to go but against the surrounding material. Each cycle causes microscopic damage. Chicagoland runs through dozens of these cycles in a single winter, year after year. Saturated masonry that goes into winter wet is masonry that comes out of winter damaged.

Salt crystallization. Water carries dissolved salts — from the masonry itself, from soil, and from road de-icer — through the wall. When it evaporates at the surface the salts crystallize, and that crystallization exerts pressure that flakes the face off brick. The white bloom you see, efflorescence, is the visible signature of this process.

Corrosion of embedded steel. Nearly every masonry wall has steel in it — lintels over openings, shelf angles, wall ties, anchors, reinforcement. Steel that stays wet rusts, and rust occupies several times the volume of the steel it came from. That expansion cracks brick from the inside, a mechanism called rust jacking.

All three of these need one thing to proceed: persistent water. Remove it and all three stop.

The Seven Water Paths That Wreck Chicagoland Masonry

1. Downspouts discharging at the wall

The single most common cause we find. A downspout concentrates the runoff from a large section of roof into one point. Discharge it at the base of a wall and you are pouring hundreds of gallons per storm into the masonry and the soil against the foundation.

Look for a splash block that has shifted, an extension that was removed for mowing and never replaced, a buried line that has crushed or clogged, or a downspout that discharges directly onto a walk that slopes back toward the house.

2. Clogged, sagging or undersized gutters

A gutter full of leaves does not carry water — it overflows along its whole length, which is functionally the same as having no gutter at all. Water then sheets down the wall face, hits the ground, and splashes back onto the bottom courses. Sagging gutters pond water and dump it at the low point. Missing gutter sections leave one wall permanently unprotected.

3. Negative grade

Soil is supposed to fall away from the building. Over decades, mulch is added year after year, beds get raised, landscaping is built up, and soil settles against the foundation. Eventually the grade runs toward the house, and every rain routes water to the wall. The usual guideline is roughly six inches of fall in the first ten feet.

4. Mulch and soil over the weep holes

On any brick veneer wall — which is most Chicagoland construction since about 1960 — the bottom course contains weep holes, deliberate openings that let water drain out of the cavity behind the brick. They are the wall's drainage system. Burying them under mulch, raising a bed against them, or having a contractor mortar them shut during tuckpointing converts a drained wall into a container.

5. Splash-back off hard surfaces

Water falling from a roof edge or a gutter onto a driveway, patio, walk or stoop bounces. That splash pattern reliably wets the bottom two or three courses of the adjacent wall, which is exactly why the base of a wall is almost always the worst part of it. Add salted concrete and you add salt crystallization to freeze-thaw.

6. Irrigation

Lawn sprinklers spraying a masonry wall keep it saturated for the entire growing season and send it into winter wet. The tell is unmistakable: a sharp horizontal band of spalled brick at sprinkler height, sound masonry above and below it.

7. Roof edge, valley and ice-dam discharge

A roof valley that dumps against a chimney, a missing kickout flashing where a roof meets a wall, or an ice dam backing water into the top of the masonry — these deliver concentrated water to specific spots, and the damage is correspondingly concentrated.

Reading the Damage Backwards

The pattern of damage tells you where the water is coming from. This is the most useful skill a homeowner can develop.

Why This Determines Whether Your Repair Lasts

Here is the part that costs people real money.

Suppose a wall's bottom courses have spalled and the joints have eroded because a downspout has been discharging there for eight years. A mason repoints the joints, replaces the spalled brick, cleans it down, and it looks excellent.

The downspout is still discharging there.

Everything that caused the failure is still in place, still delivering the same water to the same masonry every storm. The new mortar is now the sacrificial material absorbing it. Within a handful of winters the joints open again, and the homeowner concludes — reasonably, from where they are standing — that the mason did bad work.

The mason did the work that was asked for. Nobody fixed the water.

This is why a genuine masonry assessment starts at the gutters and the grade rather than at the wall, and why a scope of work that ignores drainage is incomplete regardless of how good the masonry line items are.

The Repair Priority Order

When a building needs several things — and older buildings usually do — sequence matters more than volume. This is the order that gets the most out of each dollar:

  1. Remove the water sources. Gutters, downspouts and extensions, grade, mulch and beds, window wells, sump discharge, irrigation heads.
  2. Fix what is letting water in at the top. Roof, flashing, chimney crown, coping, parapets — anything above that is delivering water into the wall.
  3. Address corroding steel. Lintels, shelf angles and anchors, because rust jacking keeps working regardless of what else you do.
  4. Repair the water-damaged masonry. Tuckpointing, brick repair and brick replacement, limestone and sill repair, foundation masonry repair.
  5. Protect what is now sound. Masonry sealing and caulking, where and only where appropriate.
  6. Cosmetic work last. Cleaning and appearance items, once the wall is dry and stable.

Doing step four before step one is the most common and most expensive mistake in residential masonry.

What You Can Fix Yourself This Weekend

Most of the highest-value items on that list are not masonry work at all.

  • Clean the gutters, twice a year, and check that they actually drain rather than pond.
  • Extend every downspout several feet from the building onto ground that falls away, and reconnect the ones that got removed.
  • Pull mulch and soil back from the bottom course of brick, and confirm the weep holes are open and visible.
  • Check the grade along every wall and correct spots where soil has built up or settled toward the house.
  • Adjust irrigation heads so none of them are spraying masonry.
  • Cover or drain window wells that hold water against the foundation.
  • Move sump discharge well away from the building rather than looping it back beside the wall.
  • Look at the walls each spring with the pattern table above in mind.

None of that requires a contractor, and collectively it prevents more masonry damage than any product you can buy.

Where Sealers Fit — and Where They Do Not

Masonry sealing has a legitimate role, but it is routinely misused as a shortcut around drainage.

A breathable, penetrating water repellent reduces liquid water absorption while still allowing vapour to escape. On sound masonry, with the water sources corrected, in an appropriate exposure, that can genuinely help.

A film-forming coating — including most masonry paints and many "waterproofing" products — does the opposite of what buyers expect. It slows water going in, but it also stops moisture already inside the wall from getting out. In Chicagoland that trapped moisture freezes behind the coating and takes the face of the brick off with it.

The rule: seal after you have fixed the water and repaired the masonry, never instead of it, and never with something the wall cannot breathe through.

Local Context: Why Chicagoland Punishes This

Several regional factors stack here.

  • A long freeze-thaw season with many cycles rather than one steady freeze, which is the worst possible pattern for saturated masonry.
  • Heavy road salt and de-icer use, which adds salt crystallization to the mix, especially on garage walls, stoops and anything near a drive.
  • Heavy clay soils across much of Cook, DuPage and Will County, which drain slowly and hold water against foundations.
  • A century-old housing stock — brick bungalows, greystones, two-flats, worker cottages — much of it built with soft brick and lime mortar that is far less tolerant of saturation than modern material.
  • Mature landscaping on older properties, which is the main way grade quietly goes negative over decades.
  • Dense lots and narrow gangways, where roof water from two buildings converges into a three-foot strip of ground between them.

The same logic scales up, and the leverage is even larger. On multi-unit and commercial buildings the water paths worth auditing first are roof drains and scuppers, parapet coping joints, through-wall flashing, sidewalk and plaza drainage against the base of the wall, and irrigation in common areas.

A drainage audit is inexpensive relative to a facade repair budget, and it is the item that determines whether the facade repair budget has to be spent again in ten years. For boards planning reserves, correcting water sources should be funded before cosmetic masonry, every time.

Yes, and it is one of the most common causes of masonry failure we see. Why is the brick at the bottom of my wall worse than the rest?
