Most homeowners register rust staining as a cosmetic problem. It is the visible stage of a structural process, and understanding that changes how urgent it feels.

Steel That Grows

Brick cannot span an opening on its own. Every window, door and garage opening in a masonry wall has something carrying the brick above it, and in Bridgeview's post-war housing that something is almost always a steel angle lintel — an L-shaped steel bar bearing on the masonry at each side.

Steel is entirely reliable until it gets wet. Then it corrodes, and corroding steel does something inconvenient: rust occupies several times the volume of the metal it replaced.

Inside a rigid brick wall there is nowhere for that expansion to go. So it goes upward and outward, pushing the brick courses above the opening apart. That is rust jacking, and it is why a lintel failure presents as a horizontal crack along the joint line above a window rather than as anything obviously metallic.

4. Careful removal of the brick courses over the lintel, salvaging sound units for reuse.
5. Remove or treat the steel. Corroded steel is replaced; sound steel is cleaned, treated and primed.
