This is the masonry problem homeowners most often miss, because it does not look like a masonry problem. It looks like a stain.

What a Lintel Is and Why It Fails

Brick cannot span an opening on its own. Every window, door and garage opening in a masonry wall has something carrying the brick above it, and in Oak Lawn's post-war housing that something is almost always a steel angle lintel — an L-shaped steel bar bearing on the masonry at each side of the opening.

Steel is entirely reliable until it gets wet. Then it corrodes, and corroding steel does something inconvenient: it expands to several times the volume of the original metal. Inside a rigid brick wall there is nowhere for that expansion to go, so it goes upward and outward, pushing the brick courses above the opening apart.

That is rust jacking, and it is why a lintel failure presents as a horizontal crack along the joint line directly above a window rather than as anything obviously metallic.
