Oil Bleed: The Stain That Does Not Wash Off

Some sealant chemistries release plasticizers — oils — as they cure and age. On a non-porous substrate like glass or metal that is irrelevant. On porous stone it is not: the oil wicks into the stone on both sides of the joint and darkens it, and the halo continues migrating outward for months after installation.

It cannot be scrubbed off, because it is not on the surface. Poulticing can pull some of it back out and reduce the contrast, but the honest expectation is improvement rather than removal.

The prevention is simple and non-negotiable: on limestone, cast stone, terra cotta and other porous stone, specify a sealant explicitly formulated and tested as non-staining for that substrate. That is a product-data question with a documented answer, not a judgement call on site.

Legitimate sealant joints are window and door perimeters, expansion joints in brick veneer, control joints in block, dissimilar-material transitions, coping and cap joints, and penetrations for vents, conduit and light fixtures.

Mortar joints are never among them. Caulk in a mortar joint is flexible where the wall needs rigidity and impermeable where the wall needs to dry, and it conceals deteriorating mortar instead of replacing it. The older and historic stock. Why Sealant Work Fails Early

No backer rod. The most common defect by far. Sealant must bond to the two faces of a joint and stay free at the back so it can stretch; backer rod sets the depth and breaks the back bond. Without it the bead bonds on three sides and tears on the first real thermal cycle.

Wrong bead geometry. A bead wants roughly twice the width of its depth. Too deep and it is stiff and tears; too shallow and there is not enough material to stretch. The rod depth sets this.

Dirty, damp or previously-sealed faces. New sealant applied over failed sealant pulls away with it, usually inside a season.

Sealing before finding the leak. Sealant is not a diagnostic tool. Water entering through failed flashing, an open mortar joint above, a cracked sill or a corroding lintel simply reappears somewhere else.

Sealing what must drain. Weep holes are the drain on a veneer wall. Caulking them shut converts a wall designed to shed water into one that holds it.
