Commercial Masonry Restoration in Lombard, IL — Brick Fronts, Block Sides and a Parapet Nobody Has Looked At

Lombard's commercial stock is mostly brick on the front and concrete block everywhere else, with a tall parapet hiding a flat roof. That combination produces a specific set of failures, and almost none of them start where the tenant complaint points.

Lombard's commercial building stock has a shape that determines how it fails. Walk the Roosevelt Road corridor, the properties around Yorktown, the office and flex buildings off Butterfield, and the light industrial blocks toward North Avenue and the rail line, and you see the same assembly repeated: brick veneer on the elevation the public sees, exposed concrete block on the sides and rear, and a tall parapet built up to hide a flat roof. Most of it went up between roughly 1965 and 1995.

That is not a historic masonry problem and it is not a residential one. It is its own category, and the failures it produces rarely start where the tenant's complaint points.

What commercial masonry restoration covers on this stock

The failure almost every Lombard strip center shares

A brick wall grows. Fired clay takes up moisture over its first decades and expands irreversibly — it does not shrink back. A long, unjointed run of brick has to relieve that growth somewhere, and it will choose a corner, the edge of an opening, or the point where a movement joint should have been placed and was not.

On a 1970s or 1980s strip center, movement joints were frequently spaced too far apart, placed in the wrong locations, or omitted entirely on the assumption that the control joints in the block backup would do the job. They do not — the veneer and the backup move independently.

The result is the pattern property managers here know without knowing why: a building gets repointed every ten or twelve years and cracks again in exactly the same places. The mortar was never the problem. Our guide to why brick buildings need expansion and movement joints sets out the mechanism, and it is the first thing we check on a repeat-crack building.

The second thing we check is the coping. A parapet built to conceal a roof is a wall exposed on both faces with a horizontal top — the worst possible condition for masonry. Water enters through open coping joints, runs down inside the parapet core where nothing can dry, and shows up as staining on the interior of the top of a tenant space, two or three bays away from where it got in. Parapet wall failure signs on commercial buildings covers what to look for from the roof rather than the ground.

Brick front, block sides — two walls, two specifications

Because the street elevation is face brick and the rest of the building is exposed CMU, a Lombard commercial building is effectively two different walls with two different repair specifications on the same structure. Pricing it as one square-foot number gets it wrong in both directions.

| | Brick street elevation | Exposed CMU sides and rear | |---|---|---| | Typical failure | Joint loss, cracking at openings and corners, spalled faces | Cracked bed and head joints along courses, spalled face shells, failed control joints | | What drives it | Irreversible expansion, movement-joint spacing, freeze-thaw | Moisture absorption through the block, coating failure trapping water, shrinkage cracking | | Repair | Repoint to matched mix, replace units, cut in joints | Repoint, patch or replace units, re-detail control joints, breathable coating | | Visibility | High — ownership and tenants see it | Low — which is why it is deferred until it leaks |

The low-visibility half is where deferred maintenance accumulates. It is also where a great deal of the water gets in.

How we assess and scope it

Emerald Masonry LLC is a family-owned commercial masonry contractor serving Chicago and the Chicagoland suburbs, led by career masons with decades of hands-on Chicagoland experience, in commercial tuckpointing, façade and parapet repair, lintel replacement, chimney and stack rebuilds, CMU block repair, brick repair and replacement, foundation and limestone/sill repair, caulking, sealing, and commercial, residential and historic masonry restoration. On a Lombard commercial property that means:

  1. Assess from the wall and from the roof, not from the parking lot — sounding brick, probing joint depth, and opening coping joints where the actual leak paths are.
  2. Read the crack pattern before pricing the crack. Position relative to corners, openings and floor lines tells us whether we are looking at movement, a corroding lintel, or genuine mortar fatigue.
  3. Scope by elevation with quantities, the mortar specification, cut-out depth, and stated assumptions — so bids are comparable and so cost can be allocated across tenants or against a lease.
  4. Rank by risk. Anything over an entrance or walkway first, then active water entry, then accelerating deterioration, then appearance.
  5. Price in separate phases so ownership can approve what this budget year allows and hold the rest against real numbers.
  6. Plan the occupancy. Tenant notice, storefront and walkway protection, drive-aisle access, and grinding hours written in.

Tenants, leases and who pays

On a multi-tenant Lombard property the masonry question becomes a lease question fast. A triple-net single-tenant building, a CAM-recovered strip center and an owner-occupied flex building allocate the same repair three different ways. We do not interpret leases, but we do scope and price by elevation and by unit, which is what makes clean allocation possible. Our guide to landlord versus tenant responsibility for masonry under a commercial lease covers the questions worth asking before the work is let, and commercial storefront masonry repair covers the retail-specific details.

Commercial Masonry Restoration in Lombard, IL — Frequently Asked Questions

How much does commercial masonry restoration cost in Lombard, IL?

It is driven by access, the linear footage of parapet and coping, the true percentage of failed joints rather than the percentage that looks bad from the parking lot, whether movement joints have to be cut in, and how much work has to happen outside tenant trading hours. Emerald Masonry LLC provides a free on-site assessment and a written scope with quantities you can put out to bid — call (708) 288-1696.

Why does my strip center keep cracking in the same places after tuckpointing?

Because the crack is almost certainly a movement problem, not a mortar problem. Long unjointed runs of brick expand irreversibly over their first decades and relieve that stress at the weakest point — a corner, an opening, or a spot where a movement joint should have been installed and was not. Repointing the crack without addressing the joint spacing means it reopens on schedule.

Can the work be done while my tenants are open?

Usually yes, with planning. We stage by elevation, keep entries and drive aisles clear, protect storefront glass and walkways, and schedule noisy grinding around trading hours where a lease or a tenant's business requires it. The staging and hours assumptions go in the written scope so every bid covers the same constraints.

Who pays for masonry repair on a leased commercial building — landlord or tenant?

That is set by the lease, not by us, and it varies widely between a triple-net single-tenant building and a multi-tenant strip center with a CAM structure. We help by scoping and pricing the work by elevation and by unit so costs can be allocated cleanly against whatever the lease says.

Do you repair concrete block walls as well as brick?

Yes. Most Lombard commercial buildings are brick veneer on the street elevation with exposed CMU on the sides and rear, and block has its own failure pattern — cracked head and bed joints tracking along the courses, spalled face shells, and coatings that have trapped moisture inside the units. We repair and repoint block and re-detail failed control joints.

What should a commercial masonry scope actually contain?

Quantities by elevation, the mortar specification, cut-out depth, what is included versus deliberately deferred, the staging and access assumption, and the protection plan for walkways and storefronts. Without those, two bids on the same building are not comparable numbers, and the lower one is usually the smaller job.

Do you provide a COI, W-9 and lien waivers?

Yes — on request before mobilisation, and lien waivers with each payment application. Emerald Masonry LLC is licensed, bonded and insured, and is set up for the documentation an owner, lender or property management company needs on file.

Do you serve Lombard and the rest of DuPage County?

Yes. Emerald Masonry LLC works throughout Lombard, Villa Park, Glen Ellyn, Elmhurst, Wheaton, Downers Grove, Addison and the wider Cook, DuPage and Will County area. Call (708) 288-1696 for a free on-site assessment.
