Here is the thing worth knowing before you call anybody for chimney repair in Frankfort. Drive the subdivisions that went up between the early 1990s and the mid-2000s — the larger homes off Laraway, along 80th and 88th, out toward Lincoln-Way and the Prestwick area — and you will see tall, handsome brick chimneys on a great many of them.

Most of them are not masonry chimneys. They are brick-clad chases: a wood-framed box, sheathed and faced with a single wythe of brick veneer, built around a factory-made metal fireplace and a metal flue pipe. From the street it is indistinguishable from a real masonry stack. From a repair standpoint it is a different structure entirely.

Chase or chimney? Look at the top

Getting that wrong is expensive in both directions. A slab of mortar troweled over the top of a chase is not a crown and will crack within a season. Conversely, a real masonry crown on a century-old stack in the older part of the village near the Metra station and Breidert Green needs to be rebuilt properly, not covered with a metal lid.

Where Frankfort chimneys actually fail

At the top, first and worst. The top of a chimney is the most exposed masonry on your house — no roof over it, wet on every face, freezing and thawing more times per winter than any wall. Spalled brick below the crown. Once water has been entering the top for a few years, the brick beneath it saturates and starts losing faces. On a veneer chase there is no second wythe behind it, so spalling reaches the sheathing faster than it would on a solid stack.
